What we assess
Neither one can be seen, smelled, or tasted. The only way to know whether they are present, and at what level, is to measure.
Lead was used in US residential paint until it was banned in 1978. In any property built before then, lead paint is often still present underneath newer coats. It becomes hazardous when it deteriorates, is sanded, or is disturbed during renovation, creating dust that settles on floors and window sills.
Radon is a naturally occurring radioactive gas produced as uranium breaks down in soil. It enters a building through foundation cracks, pipe penetrations, and sump openings, then accumulates indoors. The EPA identifies it as the second leading cause of lung cancer in the United States. Illinois sits well above the national average, and levels still vary house to house, even between neighbors on the same street.
Radon
Radon doesn't follow neighborhood lines. Two adjacent houses can return very different results depending on soil, foundation construction, and ventilation. A low reading next door tells you nothing about your own home.

Lead paint was banned in US housing in 1978. The older the property, the greater the chance of lead paint underneath newer coats.

Lead dust is the exposure route, and it is invisible. Intact paint is not the hazard. The hazard is what happens when that paint is disturbed, sanded, or left to deteriorate.

Process

We arrive at the scheduled time, carry out the inspection or place measurement equipment, and document conditions as we find them.
Samples requiring analysis go to an accredited laboratory. You choose the turnaround.
You receive the report plus a plain-English walkthrough of what it shows, measured against the applicable state guidelines. The report documents the conditions found. It is not a legal document.

ANEM Consulting LLC performs inspection and testing. We do not perform mitigation or abatement. We have no financial interest in your result coming back high.
When the company that performs the test also sells the corrective work, a conflict of interest exists, even when everyone acts in good faith. Separating those roles means the number you receive is simply the number.
If a result calls for corrective work, we'll say so plainly. For lead we can point you to contractors we work with; for radon we'll help you identify an IEMA-licensed mitigation professional. You hire them directly.
